Below are some starting prices as every transaction differs depending on the property you are buying or selling. Please be aware that you are not obliged to use the Solicitor that is recommended by your Mortgage Lender/Bank or Estate Agent. Our conveyancing staff have many years of experience with dealing with these transactions so give us a call, you may be pleasantly surprised!
These are our likely costs for freehold sales and purchases based on a standard freehold residential sale or purchase with r without a mortgage and assuming there is no need for additional title rectification or work to address material defects. If the proposed transaction do require additional work, we will discuss this with you and the hourly rates of the person dealing with the work will be provided to you should this arise.

Additional Fees

1. Additional Fees may be chargeable if your property is unregistered and therefore additional work will be required and increase our fees by approximately £360 including VAT
2. If the Property is leasehold, an additional fee of £720 to £1200 including VAT is chargeable to the fees above.
3. New build purchases will be chargeable with a further £600 to £900 including VAT to account for the extra work involved.
4. If a Help To Buy ISA is used, the fee will increase with another £50 plus VAT@20%.
5. A Help To Buy Equity Loan will increase considerably the work and an additional fee of £720 i including VAT is payable.
6. If a Trust Deed is required, an additional fee of £360 is payable.
7. A property with an OVERAGE clause will increase our fee by £720 including VAT
8. Sale of retirement Home will increase our fee by another £540 including VAT
9. If Acting as a Trustee /Executor /Power of Attorney any Sale or Purchase will be chargeable at £540 including VAT
10. If payment is by Bank Transfer an additional fee of £42 including VAT is payable per transaction.
11. You may also have additional costs associated with dealing with the property’s Landlord or Managing Agents or if your Lender instruct their own lawyers independently to represent them.

Additional Anticipated Disbursements for Leasehold​

Notice of Transfer fee – this fee if chargeable is set out in the lease.

Notice of Charge fee (if the property is to be mortgaged) – this fee is set out in the lease.

Deed of Covenant fee – this fee is decided by the management company for the property

Certificate of Compliance fee – to be confirmed upon receipt of the lease
There are certain disbursements which will be set out in the individual lease relating to the Property. The disbursements which we anticipate will apply are set out separately above. This list is not exhaustive and other disbursements may apply depending on the term of the lease. We will update you on the specific fees upon receipt and review of the lease from the seller’s solicitors.
You should also be aware that ground rent and service charges are likely to apply throughout your ownership of the property. We will confirm the ground rent and the anticipated service charge as soon as this we receive this information.
